Job Summary
Reporting to the Operations and Maintenance Contract Manager, the HVAC Contract Manager is responsible for the operational oversight of Heating, Ventilation, and Air-Conditioning (HVAC) and HVAC systems service contracts. This position is also responsible for managing, coordinating, inspecting, monitoring and tracking all relevant HVAC service contract activities.
Primary Duties And Responsibilities
Essential Performance Requirements*
- Prepares recommendations and work requests upon receipt of a deficiency report and assigns to appropriate team or staff
- Reviews, plans, estimates, permits, creates layout, monitors and inspects HVAC work performed by service contractors
- Manages service contract activities related to HVAC repair, replacement, and preventative maintenance on Tarrant County College District (TCCD) facilities and equipment, including requirement analysis and planning, procurement, contracting, service oversite, billing, warranty, and closeout
- Monitors service contractor work to assure compliance with HVAC code and TCCD quality standards and adherence to safety requirements
- Determines priorities and coordinates with service contractor on work assignments; consults with other supervisors on matters requiring coordination between trades
- Assists in preparing cost estimates for proposed HVAC project work to be performed through capital improvement
- Assists service contractor in locating HVAC distribution systems
- Maintains records relating to HVAC work and prepares and submits reports regarding progress, status, and issue resolution
- Maintains close working relationship with district and campus administrators, leadership, service contractors, and vendors
- Communicates and directs service contractor to ensure work is completed in a timely manner

- Attends the workplace regularly, reports to work punctually, and follows a work schedule to keep up with the demands of the worksite
- Completes all required training and professional development sessions sponsored through Tarrant County College (TCC)

Works under the general supervision of Operations and Maintenance Contract Manager

Required Minimum Qualifications
- Associate's degree or sixty (60) college hours and four (4) years working experience related to the Essential Performance Requirements; or equivalent combination of education and working experience
- Valid Driver's License with an acceptable driving record
Preferred Qualifications
- Experience managing HVAC contract deliverables
- Experience with gathering HVAC requirements needed for the facilities and equipment
- Experience working with computerized systems

- Knowledge of HVAC and building plans, HVAC service agreements and services, codes, standards and regulations
- Skilled in excellent customer service and interpersonal skills with diverse populations Skilled in oral, electronic, and written communications
- Skilled in using computerized applications and enterprise systems, including word processing, spreadsheet, and presentation software
- Ability to coordinate teams, contractors, and systems

While performing the duties of this job, the employee occasionally works near moving mechanical parts and is occasionally exposed to risk of HVAC shock. The noise level in the work environment is usually quiet.
