Job Description

Account Management:

  • Serve as the main point of contact for clients, understanding their construction and operational needs, and aligning services to meet their expectations.
  • Build and maintain strong relationships with clients to ensure client satisfaction and identify opportunities for additional service offerings.
  • Build trusting relationships internally and promote and adhere to OneJLL principles
  • Identify decision makers, influencers in the client organization and build healthy long term partnerships
  • Work in conjunction with and support JLL to ensure continuous engagement and interaction with the client teams.
  • Ensure a strategic business plan for the delivery of all the services across a multi-service line client portfolio and be responsible for the delivery of that plan as required.

Budgeting and Financial Management:

  • Develop and manage regional account-related budgets, ensuring accurate forecasting and cost control measures.
  • Monitor expenses, identify cost-saving opportunities, and implement strategies to optimize spending.
  • Ensure all financial reports are accurate and timely as per the agreed timeline set out under the agreement. Ensure costs are managed within appropriate budgets.

Performance Reporting:

  • Prepare regular performance reports, including key metrics, financial analysis, and updates for senior management and clients.
  • Provide insights and recommendations for continuous improvement.

Solutions Management:

  • Support and lead the Regional Data Centre Vertical and other work streams on opportunities and solutions for local / regional clients
  • Drive account sales growth and ensure renewals of key account contracts
  • Develop a thorough understanding of Work Dynamic's capabilities & licenses across APAC (high level for US & EMEA)
  • Develop and manage pipeline of prospective new business with a 6 to 24 months view
  • Prospect and engage with clients to position JLL for upcoming opportunities
  • Collaborate internally with Accounts, PDS, IFM, Office Leasing Advisory (OLA), Consulting, Research & Technology to be able to build best solutions for clients using the full width and depth of the JLL platform
  • Sales Governance: Adhere to agreed processes and protocols with respect to obtaining approvals on pricing and legal terms prior to client submissions
  • Maintain accurate sales reporting information in OVal/Salesforce by following standard JLL sales and solutions processes

Tactical:

  • Track and stay well versed with market/industry trends and technologies
  • Participate in relevant events/organizations

Human Resource Management:

  • Build and maintain a high performing and efficient team by identifying and promoting top talent.
  • Be responsible for monitoring and managing the performance goals of the staff. Ensure each member of staff within the team has a personal development plan and it is reviewed as per firm's policies and timelines.
  • Be responsible for the structure of the team and manage any recruitment or performance management issues in-line with JLL processes and procedures.
  • Ensure robust succession planning for all critical roles in the region.
  • Engage in the remuneration process at required intervals as dictated by the JLL business.

Project Management:

  • Lead and oversee facility-related projects, such as renovations, expansions, and relocations.
  • Coordinate with internal and external stakeholders to ensure projects are completed on time, within budget, and in accordance with quality standards.

Team Leadership:

  • Lead and develop a team of project and technical professionals, providing coaching, guidance, and support to ensure high performance and a strong team culture.
  • Foster teamwork and collaboration across departments and regions.

Health and Safety Compliance:

  • Ensure that all facilities comply with relevant health and safety regulations and standards. Implement policies and procedures to mitigate risks and maintain a safe working environment for employees and visitors.

Responsibilities:

  • Provide advice, consultant, and be the authorized representative through site-enablement and pre-construction-related aspects of projects.
  • Work with internal stakeholders, client teams and third-party consultants and contractors to administer the required works required for pre-construction on behalf of our client.
  • Coordinate, clarify, and track design activities with Client and Client's third-party contractors.
  • Experience of utilities applications process
  • Strong leadership and people management capability - leading teams and vendors directly.
  • Client-relationship management and with excellent communication skills to keep client, stakeholders and teams informed of program delivery progress, risks, scope changes etc.
  • Responsible for leading and setting expectations with the client and project delivery teams.
  • Be accountable for the management of project stakeholders, administration of the Client's needs, interdependencies, risk management, variations and issues for successful project delivery.
  • Coordinate Value Engineering effort when required with all key stakeholders.
  • Work with project teams addressing and resolving any design issues/changes to design drawings and provide input to any required changes in design and scope prior to start of construction.
  • Support contract negotiation with Client's third party contractors, in alignment with Client's project manager (PM) and legal counsel

Education and experience:

  • What we're looking for is a technical candidate with at least 15 years experience in the field. A post-graduate degree in engineering, construction, project / construction management also a big plus.
  • You will be experienced in managing multiple parties, vendors, stakeholders and priorities with various milestones.
  • Fluent in written and spoken English and Chinese
  • You will be detailed orientated and organized in your approach to project management.
  • Ability to think, analyse and problem solve in high pressure situations.
  • Ability to multitask and prioritize tasks to complete within specified deadlines.
